Frequently Asked Questions

Straight answers for sellers, investors, and anyone curious about how we work.

Sellers

For Property Sellers

How fast can you close?
As fast as 14 days depending on title work. Average is 2-3 weeks.
Do I need to make any repairs?
No. We buy properties in any condition. As-is.
Are there any fees or commissions?
None. We cover closing costs. You pay nothing out of pocket.
Am I obligated to accept your offer?
Absolutely not. Our offers are no-pressure. Take as long as you need to decide.
What types of properties do you buy?
Single family homes, townhomes, condos, multi-family, and land across Colorado. Any condition, any situation.
What situations do you typically help with?
Inherited property, divorce, relocation, behind on mortgage, tired landlords, vacant properties, properties needing major repairs. Any situation where speed and simplicity matter. Read more: Inherited house in Colorado → · Behind on your mortgage in Colorado →
How is this different from listing with an agent?
When you list with an agent, you pay 5-6% commission, make repairs, stage the home, do showings, and wait months for a buyer. With us, there are no commissions, no repairs, no showings, and we can close in weeks.
Investors

For Investors / Cash Buyers

How do I get on your buyers list?
Fill out the form on our Cash Buyers page. We'll match properties to your criteria and reach out when we have a deal that fits.
Do I need to sign anything to see deals?
Yes. We ask all investors to sign a confidentiality agreement before we share property details. It takes about 60 seconds.
What types of deals do you have?
Off-market properties across Colorado's Front Range. Mostly single family homes. Good for fix-and-flip, BRRRR, or buy-and-hold strategies.
What areas do you focus on?
Denver metro, Aurora, Lakewood, Colorado Springs, Fort Collins, and surrounding areas. All of Colorado's Front Range.
How quickly do deals move?
Fast. When we have a property, it typically goes within days. Being on our list and responding quickly gives you the best shot.
Careers

For Job Applicants

Is this really commission-only?
Yes. No base pay, no salary. You earn a percentage of the deal spread on transactions that close. The upside is there's no cap.
Do I need a real estate license?
Depends on the role. Dispositions and Acquisitions roles need a Colorado license. Field Acquisition (door-to-door) does not.
What training do you provide?
Full training manual, hands-on shadowing, documented SOPs for every process, and direct access to the team.
What's the path to Managing Partner?
Show consistent results, demonstrate leadership, and take ownership. We're actively looking for someone to grow into that role with equity.
